大林組株３年ぶり大幅下落、米子会社契約の米超高層ビル地盤沈下

米国子会社が事業に関わった米国超高層ビルが地盤沈下しているという報道で、大林組の株価が大幅下落したという記事。

「米国のサンフランシスコ・クロニクル紙は８月８日、米国サンフランシスコの高層ビル「ミレニアム・タワー」が16インチ（約40センチ）地盤沈下し、建物が傾斜していると報じた。

大林組の広報担当でＩＲ課の木村嘉宏氏は、ブルームバーグの電話取材で「ミレニアム・タワーについて情報を集めているところだ。アメリカで建物が沈んでいるというニュースを把握している」と述べたうえで、「子会社のウェブコーがコンストラクションマネジメント契約で受注している。施工ではない」と語った。

ウェブコーは大林組の連結子会社で、所在地は米国カリフォルニア州サンマテオ市にあり、建築工事などを行っている。木村氏は「今後の対応について社内でいろいろと考える」と話した。」

傾きマンションは日本だけではなかったようです。

コンストラクションマネジメント契約といっても、その中身は一定ではないようです。日本でよくある設計も施工もまとめてゼネコンで請け負うという形態ではないので、この子会社の責任は限定的なのかもしれません。もちろん、地盤沈下や傾きの原因や、コンストラクションマネジメント契約の内容次第ということになります。訴訟になれば、巻き込まれる可能性はあるでしょう。

The involvement of the Obayashi unit came to light after the award-winning Millennium Tower was found to have tilted. In 2007, Obayashi acquired a majority stake in San-Francisco based Webcor Builders for an undisclosed price. Webcor oversaw the construction of the 1.2 million-square-foot, luxury residential complex that consists of two towers of 60 and 11 stories, in October 2005.

A geotechnical engineer hired by the 58-story condo tower’s homeowners association — and paid for by the developer — warned residents in May that the building is still sinking at a rate of about an inch a year and shows no signs of slowing down, according to those in attendance.

Patrick Shires, owner of a Los Gatos engineering company and a 40-year veteran in the field, said that over time the tower “most likely” will sink an additional 8 to 15 inches into the landfill beneath it at 301 Mission St. unless steps are taken to stop it. That means the worst-case scenario would have the South of Market landmark descending a total of 31 inches.

The building’s 2-inch tilt to the northwest at its base could get worse as well, Shires told the condo owners — some of whom are already taking legal steps to make someone pay for what they fear will be sinking home values.

埋め立て地に立てられた建物で、沈下や傾きの原因はまだ分かっていません。最初からある程度の沈下は見込まれていたそうですが、想定を超えて沈下が進んでいるそうです。隣のビルの工事の影響だとか、固い地盤に杭がとどいていないという設計に問題があるなどの話が出ているようですが、関係者は否定しています。
